Services

Silverstone Management Inc. proposes to provide property & financial management services as follows :

Property Management

- Provide single point of contact for all owners and vendors
- Scheduling and management of projects including managing contractors and vendors hired for building projects.
- Attend Condominium Association meetings if necessary
- Inspect property two times a year for maintenance issues
- Scheduling and management of projects
- Provide 24 hour contact for property emergencies
- Adopt and enforce the Condominium Rules and Regulations Manual.

Financial Management

- Assist the board in developing and maintaining annual budget
- Collect assessments and fees
- Provide monthly financial reports
- File annual condominium tax return (additional fee)
- Pay invoices
- Maintain bank accounts and reserve funds

Maintenance of Common Elements

WEEKLY SERVICE HALLWAYS AND STAIRWELLS

  • Clean all glass windows and doors
  • Sweep and mop all hard floor surfaces
  • Vacuum all carpeting
  • Dust and Wipe down baseboards, railings, walls, ledges and remove cobwebs from common areas.
  • Keep all hallways and stairs clean of debris and garbage.
  • Sweep back stairs.
  • Clean Parking lot.
  • Check fire extinguishers/smoke detectors (recharge & replace batteries as necessary).

LANDSCAPING / EXTERIOR

  • BI Weekly service (from spring to frost) will include cutting the grass and water.
  • Remove leaves in the fall.
  • Spring Landscaping.

MONTHLY / YEARLY

  • Change light timers as season dictates
  • Check emergency light batteries (2 times a year)
  • Wash common light fixtures as needed, at least twice a year.
  • Scrub entryway tile floors (yearly)

Boiler Maintenance

The boiler will be serviced twice a year by a certified HVAC company.  Five hundred dollars should be included in the annual budget to cover this service which is not included in the management fee.

Emergency Response

Tenants will be directed to contact a 24 hour service in the event of an emergency.

 Lock Out

There will be a charge of $75 per incident for lock outs.

Snow Removal

Snow shoveling the front sidewalk, entrance, rear porch and parking lot.
